We are agents authorised by owners to offer their property for rental, we can accept you're booking after you contact us to confirm the property is available for the dates you require.
We will send out a booking conformation on receipt of a 25% or £100 (€140) deposit (whichever the greater) this deposit is non refundable, in the event of any cancellation.
The deposit should be paid in sterling, either by cheque or bank transfer, we do not accept credit cards, (other than via paypal. 4% must be added to all amounts paid using this payment method). This deposit is non refundable, in the event of any cancellation. A cancellation within eight weeks of departure, the client forfeits the deposit and remains liable for the balance of the rental. Provisional bookings are normally only held for seven days pending receipt of your deposit, either by cheque, bank deposit or internet bank transfer, (for direct bank deposits or internet bank transfers, our account details will be supplied upon request) Once this has been received, a confirmation letter will be posted or emailed to you. If you do not receive our reply after two weeks, we request you contact us to confirm receipt of your payment.
Some properties require a security deposit, we also automatically ask for a £200 security deposit for all single sexed parties, and where all or the majority of the group are under 30. We will ask for this with the balance.
The final payment must be made by the above methods, eight weeks before departure. A reminder will be sent prior to the due date, but we cannot guarantee this. It is the responsibility of the party leader to ensure that the final payment is made on or before the due date. If payment is not received on time, we will endeavour to contact the party leader to confirm that the payment will be sent without further delay. If we do not receive the balance in full and on time we have the right to treat your booking as cancelled. For late bookings full payment must be made immediately. After we receive the balance payment, final information and instructions will be posted or emailed to you approximately two weeks before departure.
The property will be for the sole use of the clients and the number of persons in their party as detailed on the original booking, any sharing, subletting or over occupation is prohibited. In the unlikely event that we have to cancel your booking, we will make every effort to find a suitable alternative and if you reject this we will refund any money to you in a full and final settlement.
All baggage, money and personal possessions remain at all times and in all circumstances the client's risk. Suitable insurance should be taken out to cover these items and adequate insurance should also be taken out to cover cancellation of all booking aspects.
Rental periods are Saturday to Saturday (arriving at the property no earlier than 4:00pm & leaving the property no later than 10:00am). With prior agreement these arrangements may be flexible in quieter periods.
All our properties are maintained by the villa owner or staff who have access to the villas. Gardens have to be maintained on a regular basis and it is simply not possible for this to be carried out on ‘change-over’ days. With regard to pool maintenance, pools are normally checked and cleaned once a week "out of season" and several times a week "in season". This excludes communal pools. Neither pool nor garden personnel have fixed hours, so it is not possible for us to advise you of the exact date or time of their visit. We ask for your cooperation when our staff visit, as it is imperative to keep the properties well maintained for our clients’ enjoyment throughout the year.
Where TV is provided we can not be held accountable to changes in the channels provided.
The majority of our villas can be occupied from 1600 hours onwards. In order that our properties are adequately prepared for new arrivals, we must ask you to vacate the villa by 1000 hours on the day of your departure. With prior agreement these arrangements may be flexible in quieter periods. We highly recommend that those visitors arriving at night take a torch.
Maid service will entail a weekly change of bed linen and towels. Please note that beach/pool towels are not supplied and these should be taken with you. We kindly ask all guests not to use the towels supplied at the villa for the beach or around the pool. Please note cleaning products or materials are not generally provided.
We are unable to accept responsibility for any inconvenience caused by disturbance of any kind and at any time from neighbouring property, land, persons or animals. Neither can we accept any responsibility for the failure of local services for any length of time e.g. electricity, water supply or electrical/gas equipment. Or for swimming pools that may be inaccessible for whatever reason or may need to be drained for repairs or in the case of community pools when they are closed at the end of season, this decision is made by the president of the community and is not a fixed date, we have no control over this and it should be noted that some pools are only available from a date in May until a date in October.
Mosquitoes, ants, cockroaches and other insects are endemic in warmer climates, particularly in the country areas. Ant powders are a good repellent but it also helps to keep crumbs to a minimum. Mosquitoes can be kept at bay by a good repellent, which can be purchased in either the UK or local chemists and supermarkets. Some of our villas are surrounded by gardens and countryside and field mice and other rodents are therefore common. All these types of aggravations, together with late night noise are unfortunately sometimes unavoidable. We therefore ask for your patience and understanding should they occur.
Building work and noise are unavoidable as the demand for new accommodation increases. It is the case that some areas featured on the website are still being developed and therefore there is a possibility of building work or construction work, which may be carried out by local authorities or private developers. Many of our villas are also situated in residential areas and work may begin on a neighbouring property over which we have no control, nor are we given prior notice. However in any event we will always do our best to inform you of the facts in advance but if this is not possible, please accept our apologies.
The use of electrical equipment in the property is at the client's discretion and we will not be held responsible for any injury/damage caused by its use. We do however if informed make every efforts to see that they are in proper working order. Please note that some properties have pay as you go coin operated air cooling or heating systems, please ask for details.
Children are naturally curious, especially when on holiday where there are lots of new things to be explored. Please ensure that children are not left unsupervised at any time during your holiday and be extra careful with balconies and swimming pools etc. Parents are responsible for the actions of their children at all times. We cannot be held responsible for any injury or damage caused. No glass objects should be used by the pool e.g. bottles, drinking glass's etc. For safety reasons. Please do not dive into any swimming pool, EVER. If you require a cot or highchair please request it at the time of booking in order that we can ensure it is at the villa on your arrival. A supplementary charge will be added to your invoice. Cots are provided locally and will differ from those you may use at home, and in some villas a travel cot will be supplied. Please note that for hygiene reasons they are supplied without cot linen, which you should take with you. Unless otherwise stated, telephones are not provided in our villas. Therefore we recommend that, if possible, clients take mobile phones in case of an emergency.
You are responsible for leaving the holiday accommodation, its furniture and effects, clean and in good order and condition. You undertake to pay for any damage or missing items. Rubbish must not be left in the property on your departure – we will charge for removing this.
Should you lose keys or lock yourself out, spare keys can be supplied; there will be a charge of 30 Euros to be paid by you directly to the person who brings you the spare keys.
Termination of rental: If, in our opinion or in the opinion of any other person in authority, you or any member of your party are behaving in such a way as to cause or to be likely to cause distress, danger or annoyance to others, or damage to property, we reserve the right at all times to cancel or terminate holiday arrangements with out notice. If this situation arises, our responsibilities towards the person(s) concerned will immediately cease and we will not be obliged to cover any expenses incurred by the person(s) concerned and neither will we consider or accept any claims for compensation or refunds whatsoever. If for any reason you wish to terminate the holiday due to dissatisfaction with the property or its surroundings, we must be given due reason and evidence produced. If we are in agreement, we must then be given the opportunity to resolve the matter in hand. Failure to do so rescinds all rights to any refund.
Nerja Villa Rentals is not a specialist provider of holidays for the disabled. Many villas are not equipped to cater for the needs of disabled guests and may cause problems for wheelchair users. It is therefore most important we are informed of your special needs when enquiring about a holiday. By informing us, you help us to ensure that each individual is provided with the most suitable property for his or her needs.
It is your responsibility to ensure you have a valid passport and visa (if applicable). The information given here is a guide only for British citizens whose passports were issued within the UK. Clients should check with the passport office if in any doubt. Anyone who is not a British citizen (this includes citizens of British overseas territories, citizens who hold their citizenship by virtue of a connection with Gibraltar, British subjects who have a right of abode and EC and other nationals) should consult the embassy of the country of destination and the Home Office immigration department to check whether they require any special documentation for the countries they are visiting or for return to the UK. Passport reminder: only full ten-year passports with a recommended six months validity on your return travel date are valid for travel overseas and children now require their own passports. If you need to obtain a new passport, this will normally take several weeks by post. If you or any member of your party is an expectant mother or suffers from any serious medical condition, you must check with your doctor about the advisability of travelling abroad and inform Nerja Villa Rentals prior to booking. We reserve the right to refuse a booking in these circumstances. We take the safety of our customers very seriously. Unfortunately crimes against people and property are a fact of life throughout the world and you have the same responsibility for your personal safety as you do at home. We therefore advise all clients to be extra vigilant and ensure that great care is taken of your property. In the event that you should lose any items of value while on holiday through theft or otherwise, you must report the facts immediately to the local police or other competent authority and obtain a written report. If a report is not obtained it will be difficult for you to pursue any claim through your holiday insurance.
